A: How do I find My Reserve My Home Instantly button?

Upon succesfully signing up and listing your home you will be directed back to your account where you will view your home as entered. After you log in click on "Get Your Booking Button" (in bright green letters) to view your customized button located in blue. Simply cut and paste from the blue boxes to place a button or link on any website where you are listing your property.    

  1. Click on "Get Your Booking Button" (in green)
  2. Cut and paste from the blue boxes by highlighting the few lines of code,   to do this, press "Ctrl" and "c" to copy or right click on your mouse  to copy your button on the site you advertise.
  3. Navigate to your desired website listing
  4. Press "Ctrl" and "v" to paste or right click on your mouse  to paste your button on the site you advertise.

A: How do I list my home?

  1. Sign up with Reserve My Home (agree to Membership Agreement and Terms of Use)
  2. Receive email with access information
  3. Log in
  4. List your home in three easy steps: create your Property Overview, select available amenities, and upload dates, prices and photos.
  5. Reserve My Home will change your listing from pending to active for your listing to become viewable and/or live on our website upon receipt of your utility bill.  Email it to us at info@reservemyhome.com or fax it to 775.832.2553. Tip: We use utility bills to help in the prevention of fraud and for verification of ownership.
  6. Your home will become viewable and/or live within 24-48 hours after Reserve My Home receives your ultilty bill. Your listing is now verified and active and you are ready for bookings!

A: What is a Property I.D. Number?

Your Reserve My Home Property ID Number (Destination, Keyword or Property Name) is provided after you've listed your home with us in your welcome email or in your account under "Get Your Booking Button" link in green.

  1. Use this number when visiting reservemyhome.com to go directly to your listing.
  2. Give this number to your customers so they may go directly to your Profile Page to view and book your home. 
  3. Give this number to your friends and family

A: What do you charge?

Reserve My Home belive a 30% to 50% management booking fee is quite elevated.

We charge 15% of the total nightly rate. Our minimmum booking fee is $100.00 The Renter is subject to processing fee of $39.99 to Reserve My Home, charged at the time of booking.  If you elect to include lodging tax when you list your home with us this amount will be included and your lodging tax will be shown at the time of check-out to the Rental. A: How do I update the Availability Calendar?

To update My Reserve My Home calendar:  Log in and block out the dates you would like to make unavailable. The system will immediately update your calendar to display your changes. 

Reserve My Home has a strict policy, outlined in your Membership Agreement, to always block off the dates in your calendar on reservemyhome.com if you have booked your home independently to prevent double bookings.

A: Can I use my own rental contract?

Yes! Every property and owner is unique, and we want you to set the rules and guidelines for use of your property.  Your rental contract should outline and explain in as much detail all the rules and logistics of your home. It will be available on your Reserve My Home Property Profile page for any potential renter to view.  Renters must agree to your rental contract before completing the booking process. Your rental contract will be immediately emailed to the renter upon completion of the booking process.

Tip: During the listing process you will be asked to copy and paste your personal vacation homes rental contract in the box or email it to us at info@reservemyhome.com (No uploads please). Your rental contract will be signed off on by Your Renter. Character limit is 5,000.

A: What is the Membership Agreement?

The Membership Agreement outlines the agreement between Reserve My Home and you, the Owner, or the Property Manager. This agreement provides clear, straightforward descriptions of the rules that both parties must abide by must be agreed to.    

A: What is a Property Description?

The Property Description is displayed on your Property Profile page for your renters to view your property details prior to booking.  For help of a property description.

A:  Do I need to sign up to list a home?

The sign up process allows us allows you access to our site to list/update your property(s), process payments, and accurately and safely manage all transactions.  Your contact information will be used by Reserve My Home and your renters to contact you.  Sign up must be completed in order to use our services.

A: What is the Owners Listing Guide?

The Owners Listing Guide provides tips and hints to maximize the potential of your vacation rental home. You may print and use it as much as you would like. Please let us know how we may improve this guide, we appreciate your feedback and any suggestions you may have.

A: What is lodging tax?

Lodging tax is the Owner's responsibility and is a demand set by the government. Occasionally, renters refute the lodging tax, although any hotel or resort charges tax. Reserve My Home provides two options in this area for your convenience.  The first option is to charge the Renter this tax as a separate line item in the booking process. The second option is to include allowance for tax in your rates and pay the lodging taxes on behalf of your renters.  In both cases you are completely responsible for paying lodging tax to your respective tax agency.

A: Can I run a special on my home?

Yes! Specials are run on individual homes as well as blanket specials on all homes if the home meets criteria of the special.  At this time it is not possible to track every special running, however, as you browse please look for specials indicated or sometimes there may be verbiage that says "Must call to get price/special".  If the home you choose is running a speical you will not be able to book the home online .  Please call us at 775.832.2555 and our specialists will  process your booking.

A: Do you handle my lock box code, keys & access to my home?

No. Our specialty is booking your home and managing that process, plus every Owner has different preferences for handling keys and access. Some Owners prefer to send their Renters a key in advance, some may live nearby to leave a key for them, some may arrange for a representative to meet the Renter on the property.

Tip: Reserve My Home recommends installing a lock box or electronic keypad entry as the most efficient and effective method for providing access.

A: How do I receive my rental fees?

All net rental fees will be disbursed to you by mail once per month out of the ReserveMyHome, LLC trust account.

A: How do I know when my home has been booked?

You will receive notification by email upon each successful booking.  Renters will also receive notification which includes check-in and check-out details, your rental contract which MUST include your contact information, directions to your home, and Reserve My Home's Terms of Use.

At the time of your renters paid reservation they may contact you for the the following information:

  1. front door key or lock box access
  2. gate codes and any other access details
  3. travel arrangements
  4. convenient airports
  5. car rentals
  6. parking requirements
  7. parking passes
  8. pre-arrival instructions
  9. special home details
  10. check out procedures
  11. 24/7 contact name and telephone number
A: Do you handle security deposits?

Great News! Instead of your renter paying a $300.00 to $800.00 security deposit for your rental home, Reserve My Home charges small a non-refundable $30 security deposit waiver fee which is included in their invoice at booking. This fee must be paid at the time of booking and covers accidental damage to the home up to $3,000.00.

Here are some of the details;

The security deposit waiver plan (SDW) protects the unit for theft or damage which results from an accident within the unit due to  inadvertent acts or omissions of the renter. The Security Deposit Waiver (SDW) Plan does not cover negligent or willful and wanton conduct.  A renter must notify the Reserve My Home of any damage or theft to the unit during their occupancy, or the plan is void.

If a renter decides not to purchase the $30.00 Security Deposited Waiver (SDW) plan, a security deposit of ($300.00 to $800.00 estimate) will be added to the final balance and the renter will not be able to book your home instantly and must call us to make a reservation. A: Can I respond to inquiries and book my home?

Yes, you will continue to handle inquiries when a renter visits websites where you are advertising your vacation home. However, if you would like Reserve My Home to respond to them, simply forward their email questions to us and our friendly specialists will respond back to them.

Tip: Please be certain to place your Property ID number in the subject line of the email. Place the "Reserve My Home Instantly" button on any websites where you are advertising your home to take renters directly to reservemyhome.com where they can instantly book your home.

A: Do you offer cleaning & maintenance services?

Sorry, we do not offer these services.  We are a nationwide booking company.  However, we have the capability of providing a mid-stay cleaning fee in the booking process, or after the renter has checked in on a separate invoiced transaction.

A: What if a renter damages my home?

In the unfortunate instance your home incurs damage, contact us immediately. According to your requirements of Reserve My Home and what is agreed to in the Membership Agreement and Terms of Use we will follow the instructions you have outlined for us. Your Rental Contract is essential to display in your home in a conspicuous place for the renter to view instructions in the event of damage and emergencies. If there is blood, flood or fire please direct the Renter to call 911 immediately as will Reserve My Home. 

After the damage is reported to Reserve My Home staff at the property, they will have the repairs or replacement (when applicable) taken care of. If the cost to repair or replace the damaged item exceeds the limit under the SDW Plan, is not covered under the Plan or the renter opted to pay a security deposit in lieu of the SDW Plan, the renter is charged accordingly. Reserve My Home reserves the right to pursue any legal means to resolve additional damages, costs, claims and losses beyond what is covered by the 'Security Deposit Waiver' Plan or the rental security deposit.

A: What if a renter can't access my home?

It is always important to place your emergency contact phone numbers in your property listing. Upon a successful booking of your home the renter will receive notification of the following:

  • Owner or PropertyManagers emergency contact phone number
  • check-in and check-out details
  • your rental contract and fees
  • detailed driving directions to your home
  • Reserve My Home's Terms of Use
  • Confirmation of payment
All Homeowners and property managers must provide an emergency contact number in the event of an emergency.  
 
Tip:  It is very important to put your emergency contact information at the top of your detailed driving directions field and at the top of your personal rental contract.

A: What if my renter gets lost or needs help?

Your contact information in provided to the renter upon booking for detailed questions aabout your rental and for emergencies. A Google map is provided in your Property Profile page for Renters to view the location of your home. In addition, detailed driving directions you entered into the "Detailed Directions" field when uploading your home will be provided to the renter. 

Tip: In the event your renter gets lost or needs help they will have your emergency contact information located at the top of the rental contract and at the top of the detailed driving directions that is automatically be emailed to them after completion of the booking process.

A: What is Reserve My Homes' cancellation policy?

Reserve My Home refund and cancellation policy supersedes any and all refund and cancellation policies, by an Owner, Property Manager, Agent or User: all deposits and booking fees (less a 50% cancellation fee retained by ReserveMyHome, LLC) are refundable for all cancellations made 91 calendar days or more in advance of the arrival date. 

There are NO REFUNDS under any condition, circumstance, illness, or acts of nature (i.e. floods, weather, earthquakes, flight cancellations, etc.) for cancellations made within 90 calendar days prior to your arrival date.  There are no refunds for late arrivals and or early departures.

No cancellations fees will apply to reservations cancelled within 24 hours of the booking date.  To cancel your reservation without penalty you must send Reserve My Home an email to; cancel@reservemyhome.com which must include your Transaction Number provided in your reservation confirmation.  Otherwise, the reservation will be considered final and subject to cancellation fees.   NO EXCEPTIONS.
